We believe strongly in the power of our local broker and sales agent community and we want to support their interests with our sellers. In order to promote opening bids, the following incentives are offered to brokers. Broker Incentives – For Buying ClientsA commission will be paid to any properly licensed real estate broker who submits the necessary paperwork for his/her bidding client prior to auction day and whose client is the successful purchaser of the property. This Client must close on the property and must pay the total contract price for the property. Note: Buyers and brokers must submit opening bids on or before March 14th at 5:00 p.m. in order to be eligible for the incentives. • A three percent (3.0%) commission/referral will be paid on the written opening bid amount. • A two percent (2.0%) commission/referral will be paid on the balance remaining between the written opening bid amount shown on the Broker Registration Form and the total contract price. Example #1: - A property was previously listed on the market for $1,000,000.
- An agent submits paperwork for his/her bidding client, with an opening bid of $500,000.
- During the auction that bidding Client secures the highest bid at $800,000.
- Agent Incentive = $500,000 @ 3.0% = $15,000
- $800,000 – $500,000 = $300,000 @ 2.0% = $6,000
- $15,000 + $6,000 = $21,000 total Broker Incentive
Example #2: - A property was previously listed on the market for $500,000.
- An agent submits paperwork for his/her bidding client, with an opening bid of $250,000.
- During the auction that bidding Client secures the highest bid at $400,000.
- Agent Incentive = $250,000 @ 3.0% = $7,500
- $400,000 - $250,000 = $150,000 @ 2.0% = $3,000
- $7,500 + $3,000 = $10,500 total Broker Incentive
• The commission paid will be two percent (2.0%) if there is no opening bid! For the Listing Broker:At closing a full commission in the amount of three percent (3.0%) of the Contract Price will be paid by the Seller on any property placed in the auction which is currently listed by a broker.
